I refund the security deposit and prepaid sales tax services but not the previously paid reservation deposits unless the guest rebooks my vacation villa for the same reservation period and price for a later date.

I think it is important to have a clear cut refund policy. I keep a nominal fee for all cancellations made 60-90 days out. But if the cancellation is made within the 60-90 days of the rental date, the fee is definitely higher to protect me against lost revenue. If I manage to rebook during this period...
