First, lets deal with the need to enter the unit. Mrs Rhoades was contacted both times, first shortly after arrival when my housekeeper notified me that she had left a bag of supplies at the unit, and secondly when I added a new piece of artwork I had aquired. We are constantly improving the furniture and accesories in the unit, and always obtain permission from the renters before entry. In Mrs Rhoades case, I heard no complaints of any kind until after her departure when I sent her a letter with photographs attached showing damage to the unit. Because I dislike charging people, and because the torn comforter in question was beginning to show some wear, I discounted the charge for the replacement comforter considerably from $400 (My replacement cost) to $100.
At this point her communications became threatening in nature, she suddenly had nothing but complaints concerning the unit and it's amenities. She showed no consideration for the damages she had caused, instead trying to shift the blame to my housekeeper of seven years. She demanded her money back and threatened to spend her days blacklisting me any way she could unless she was not held accountable. Fortunatly, she took her complaint to the Better Business Bureau, who acted as an impartial arbitrator. I have had to spend time and money defending myself from this extortionist, and I suppose the simple route may have been to just take her abuse and pay for her damages myself. Instead, I have stayed true to my principals. I have continued upgrading the unit, while it was favorably rated before by most of my guests it is now even grander with brand new furniture and high end amenities and artwork. I have added an on-line guest book which allows my guests to express their opinions at check in, their positive comments can be viewed at the link here http://www.rentors.org/guestbook.cfm?pid=144773&cid=5 or by logging onto my VRBO listing 144773 and clicking on "comments'. I have never heard any other complaints regarding train noise, but then the complaints from Mrs Rhoades change from site to site, so who knows. The nearest tracks are across the river, and are primarily used when offloading grain ships.
I have consistently proven myself at every turn, and still this woman continues her harrasment. To protect other Vacation Rental Owners who view this site, I am posting a warning here to avoid renting your unit to Mrs Sharon Rhoades of Louisville, Kentucky at all costs. This woman has still refused to acknowledge the damage she caused, and will stop at nothing to make YOU pay for her mistakes. Fortunatly, most vacation renters are good people who enjoy staying in private homes when they travel, and I have not let one bad experience sour me on renting out my unit. Only twice have I ever had to with-hold a portion of a deposit, once for a broken coffee table and once for this torn comforter.
