We're in our first year and, whilst many people have said they will be back, we're still waiting on our first 'repeat'.  We do offer a free bottle of Champagne to past guests booking their next stay within 3 days of their departure but as yet nobody has gone for that.  Perhaps it's too soon for people to plan their next visit.

With so many opportunities to discover new locations and with so many sites listing a growing selection of nice properties and people becoming more adventurous and inquisitive  it has become rarer each year for people to get repeat bookings. But it can still happen if the location and property is special enough.

Maybe work with someone local who you can trust and has properties and say to clients who do like the area - if you really like the location but want to try something different have a look at these other places I would recommend... you just need to hope he/they will do the same for you!

Milan, I think an important factor in getting repeat bookings is that customers are pleased with what they get the first time. This could cover lots of different things: the facilities, the view, the neighbourhood, the customer service, tourist attractions nearby, etc... However, the best way to ensure that customers are happy first time around is to ensure that they get what is promised - hence the need for a very good, detailed website. That way, people won't arrive and leave disapppointed - and may well want to come again.
